The Island Estates Neighborhood (with docks)
Positioned impressively in the Intracoastal Waterway is a Neighborhood that derives
its name from a splitting of the water at the north end and a rejoining two and
one-half miles to the south, creating an island. The Island Estates Neighborhood has
homes and lots sited either on the Intracoastal Waterway (western side) or the
Florida East Coast Canal (eastern side). Gated bridge access across the Canal
ensures both security and privacy for the residents of this Island
paradise.
Homesites on the Intracoastal side of the Island are
ideal for enjoying the passing boat traffic, whereas eastern side homesites offer
more privacy due to the limited boat traffic on the Canal. Also, a unique feature of

The homes on the Island accommodate a variety of preferences ranging from year-round

Each lot borders either the Intracoastal Waterway or the Florida East Coast Canal,
with approximately 150 ft. of frontage. Most Intracoastal lots include deep water
boat docks. The maximum building height is 35 feet from the finished grade.
From the first homes in 1991, the
Neighborhood grew significantly during the 1990s and through the early part of the
new millennium, as the developer phased in new sections of the Neighborhood. Even
through the economic downturn, the unique appeal of the Neighborhood resulted in
additional homes. Of the 200 platted properties, 70 vacant lots remain available for
new construction. Some of the vacant lots are available for resale.
Island Estates is one of the few communities in America where you can truly dock
your boat in your backyard and still walk or bike to the ocean. Ocean access is
available to residents via a Hammock Dunes private, gated walkover that is located
just to the east of Island Estates.
